There are a few different types of concrete sealers that can be applied to a warehouse floor depending on what you want your floor to like like once sealed, how much you want to spend, and your reason for sealing.
The most common type of warehouse floor sealers are silicate densifiers and Silane-Siloxane water repellent sealers. They are cost effective, easy to apply, long lasting, and they won’t change the look or color of the concrete, or leave behind a slippery surface film.
Silicate Densifiers: Sodium and lithium silicate densifiers chemically react below the surface to form a calcium silicate hydrate (CSH) barrier within the pores. Once cured, the barrier will help to increase the surface strength and density of the concrete. Silicate densifiers help to reduce dusting and deterioration caused by weak concrete and surface abrasion. They are also used as part of the polishing process to achieve a higher level of gloss.

Silane-Siloxane Water Repellent Sealers: Silane-Siloxane water repellent sealers chemically react below the surface to form a hydrophobic barrier within the pores. Once cured, the barrier will help to reduce water absorption on the surface and reduce deterioration caused by water absorption such as cracking, spalling, pitting, staining, mold and mildew, and efflorescence.

Concrete sealers are great for reducing issues with warehouse floors. They reduce dusting, staining, and deterioration. If you don’t want to reduce issues and need to stop issues, then a coating may be required. The three most common types of warehouse floor coatings are acrylic sealers, epoxy coatings, and urethane coatings.
Acrylic Sealers: Acrylic sealers are the most cost effective type of coating because they are easy to apply and require little to no surface preparation. They will last for anywhere from 2-6 years depending on what the warehouse floor is used for. Acrylic sealers are great for stopping issues with concrete dusting, and they will protect the floor against minor stains and surface abrasion.

Epoxy Coatings: Epoxy coatings are a level up from acrylic sealers. They provide more protection, but also require more surface prep. The warehouse floor will need to be acid etched or diamond ground so that the epoxy can bond. Epoxy coatings are great for reducing or stopping moisture intrusion through the concrete, and they will also protect the concrete floor against damage and deterioration caused by surface abrasion and spills. Urethane Coatings: Aliphatic urethane coatings are the best type of coating you can apply to your warehouse floor if you are looking for complete and total protection against oil, gas, chemicals, and surface abrasion. They require more surface preparation, but when properly applied can protect a warehouse floor for up to 10 years.
